Selling a Home

We talk about your goals.
You tell me your timeline and what you are trying to accomplish. Every seller's situation is different, and I need to understand yours before I give you any advice.

I assess your home in person.
I walk the property, evaluate its condition, and prepare a broker price opinion that tells you the real market value of your home based on current market conditions. Not an inflated number to win your listing. The real number.

We build the right strategy.
I walk you through my approach to pricing and listing. I tell you which repairs will streamline the sale and which ones will not make a difference. No wasting money on upgrades that do not move the needle.

I market your home and bring you offers.
Once we list, I actively market the property. When offers come in, we sit down and go through every option together. Which buyer is most qualified, which terms work best for your goals, and what is the smartest path forward.

I keep you informed through closing.
During escrow, you know what is happening at every step. I coordinate with escrow and title to make sure the process runs smoothly. No chasing updates, no wondering what is going on. I keep you in the loop until the keys are handed over.
Buying a Home

We have a conversation.
You tell me what you are looking for, what areas interest you, and where you think your price point is. No commitment, no pressure. Just a conversation.

We get you positioned.
If you are not pre-qualified yet, I connect you with trusted lenders I have worked with. Once we know your numbers, I give you an honest assessment of what the San Diego market looks like at your price point, what inventory is available, and a strategy for how to approach the search.

We tour homes together.
You pick the homes you want to see and I walk them with you. While you are looking at the space and how it feels, I am screening the disclosures, walking the property for red flags, and telling you whether the price is above, at, or below market. I am your second set of eyes.

We make a smart offer.
When you find the right home, we talk through how to present the offer to the sellers, what terms we are willing to accept, and where our go or no-go line is. I position the offer to give you the best chance without overpaying.

I guide you to the finish line.
Once the offer is accepted, we move through three milestones: home inspection, appraisal, and loan contingency. I negotiate for you if the inspection turns up issues. I tell you before every step is taken so there are no surprises. My job is to keep you informed, protect you, and get you to closing as stress-free as possible.
